He explained: "House extensions are a great way to add value, but with installation costs so high now, they don't always bring the return they used to, and sometimes it's just not worth it.

"Instead, consider a loft extension, as they are one of the easiest investments that will directly improve your home's profit, especially in city centres.

"Any way you can increase the space inside your property will raise its value, especially if you can grow the number of rooms without decreasing space in the original floorplan. You can expect to see a healthy 10%-20% profit added to your home's value."
